Kalispell council to consider 90-acre Rockwood Ranch annexation

The Kalispell City Council is meeting Monday at 7 p.m. to discuss a proposal to annex 89.4 acres of currently undeveloped land at the intersection of Three Mile Drive and West Springcreek Road.

Upon annexation, the developer, R. Ranch Developments LLC, is requesting the city zone the area a mixture of R-3 and B-1 zones, which would allow for a 48-lot residential subdivision.

The development would ultimately consist of 203 single-family lots and 26 townhouse lots, leading to 229 total housing units. There would also be 3.2 acres that would be a mixture of commercial space, a park, dog park and RV parking storage.

Here are the other agenda items the council will consider Monday night:

- Another proposal is before the council to annex 10.5 acres into the city with a zoning designation of B-1, which allows for neighborhood business development. The land is currently zoned for heavy industrial development and under county jurisdiction. The request comes from Marty Crevier.

- Jeremy Peterson is seeking to get a zoning change that would allow for a subdivision on a 1.01 acre tract of land at 435 College Ave. If approved, the land would be subdivided into four separate plots and developed with two-family housing.

- The city will also vote on a recommendation from city staff that they approve a contract worth $1.5 million to Syblon Reid Contractors to undertake a project rehabilitating secondary digester covers, replacing biogas piping and a vacuum relief valve and repair the thickened waste activated sludge storage tank coatings. The equipment is critical infrastructure for the city’s sewer and wastewater treatment capabilities. Syblon Reid Contractors submitted the sole bid for the project.

- The city will be holding budget work sessions on May 14, 15 and potentially into the 16 at 6 p.m. in the council chambers. The proposed budget can be found on the city’s website, at www.kalispell.com.

The next regular meeting is scheduled for May 21 at 7 p.m.
